Parking is good I think if there were small things I didn't like, I would be able to just deal because everything else has been wonderful here.

The grounds are very well kept it's nice to see the trees and green amidst the big buildings around Houston. We decided to live here for a short term while we look for a house, but never expected to be as comfortable as we are here. While the location is not as convenient as others closer to more prominent areas of Houston, the price quality more than makes up for the difference. I would not suggest an early 20 something who has just moved to Houston for their career to live here long term as it's not where the bar social scene is. However, for young couples who are potentially in a transition to a home buy or who work nearby, this is a great apartment. When I was searching for apartments in Houston, I read reviews on this location that stated that the staff were not great, etc. I have to totally disagree with passion. The staff are very professional, friendly and down to earth. I've had horror stories in the past and it's nice to not have to deal with that here.

It has an enclosed dog park and treats for your dog at the main office. Needless to say they are pet friendly. The only two things I can really complain about is the trash service fee you don't have an option not to use and very noisy upstairs neighbors excessive loud floor pounding and noise early in the mornings and late at night . The kitchen fixtures and counters are ok expected higher quality for the cost of living here and area . Other than that, I can't complain about the complex in total. Probably will end up moving because of the upstairs neighbors, but I greatly appreciate the office staff trying to communicate the tenant above us. Unfortunately, the neighbors weren't very courteous adult about the whole situation despite us not complaining until dealing with it for a few years.

Apartment services are very quick. The place is rather clean, but some people still don't clean their pets potty . The heated pool is a plus. The only thing I wish could improve is that they would give better maintenance to the gym. The machines need lubrication. The bike has been out of order for the past 6 months and the escalator makes a squeaky noise all the time. Overall I am contempt with the place and management.

Like all complexes, it isn't 100 perfect, but it does tick a majority of those important boxes. Being a gated community, it really does give the sense of security and safety, which I personally failed to find in surrounding complexes. I love love love the many twisty scenic paths between the different building, it makes you feel like you're walking through a wood I've yet to use the pool, but from what I've seen people use it during summer for bbqs or even just to relax after a long day on the deck chairs. Everything is coded however, so if you do want to use the gym or pool, be sure to check how to access it from the main office so you're not stuck later As for the apartment itself, it's cosy and comfortable. Some of the newer buildings do have upgraded appliances. I've only had a few things break during my time, but all is needed is a straightforward call or email to the maintenance department and they'll give you an accurate time of when they'll be coming over to fix it. I have had problems with the power going out a couple of times, however this is Houston and these things are bound to happen during storms. The only problem I can find is that there are a huge amount of dog owners in the complex and not all of them pick up after their pets, unfortunately. The complex has recently started to provide dog bags and bins in certain locations, so at least they're trying to control the situation. People will be people There are usually a few new faces in the leasing office every few months, but Courtney, the lead manager, is a rock and really cares for the place and the tenants. Parking is free in uncovered spots, however shaded spots are reserved for residents that have the parking badge in their car - be careful, it will get towed All in all, being a stone's throw from Memorial City and so close to the Beltway, it's got a great location, great communication between the tenants and leasing office and a safe environment.

submitted by Alexander W. - |Recommended: YesQuite community, professional staff, very low crime, above average apartment B . — I'm happy with everything except for two things. 1. The distance required to walk to and from my apartment from parking, mainly because it is uncovered and carrying heavy items groceries, kids, etc 250-300 ft is not ideal. 2. the walls are thick and I never hear my neighbors next door, but the ceiling is the worst I have ever experienced out of the several apartments I have lived in my lifetime. I have had two different upstairs neighbors, and I can hear them walk at any time of the day, even when I have my tv on. I have had to send many complaints because the noise from footsteps animals upstairs is intolerable.

submitted by Linda T. - |Recommended: YesPeaceful — This has been my home for years and I love the environment The maintenance people are dedicated folks The grounds are inviting The staff is marvelous I have found no comparable community, and I have looked and looked and looked. Yes, the parking can be problematic, but so can many other events experiences in life's journey. I have great neighbors, and have never heard noises other than everyday life's music. I listened to a child grow up in the apartment upstairs by the sounds she made over the years she was there. I knew when she started walking when she started running when she was angry and when she was excited by the sounds she made with her feet. It was awesome.
